Carson City Planning Commission recommends approval of Andersen Ranch Estates
The proposed Andersen Ranch Estates neighborhood project was the hot topic during the Carson City Planning Commission meeting Tuesday night, with the commission recommending approval of the project map with a 4-2 vote with 1 vote absent.
The proposed development plan for Andersen Ranch Estates is on 48.2 acres located west of Mountain Street, east of Ormsby Boulevard in west Carson City. See the plan application summary here.
Several members of the community came out to give their opinions on the project, which seemed to be fairly split down the middle. For those that opposed the idea, they cited reasons such as a loss of open space, concern about traffic increases in the area, wildlife, loss of property values, and more.
Jennifer Budge, director of Carson City Parks, Recreation and Open Space spoke about questions regarding the City acquiring the property as Open Space, and noted that while there are species wildlife to be found in the Andersen Ranch pasture, there is no "critical habitat" to be found, so the animals do not reside in the pasture for long.
Back in 2016, Budge said, when the department did an overview of the property, they determined there were other properties that better fit the category of critical open space and were selected for acquisition, which opened the property up for development.
"The City does not have the funds to acquire the property and the sufficient water rights, nor the financial ability to revegetate the site," Budge said during the meeting.
Those that were for the project were excited to see an introduction of additional housing into the area, which could make other, older housing more affordable, and noted that this development would also cut down on problematic fire-hazards such as cheat grass and tumbleweeds that overtake the Andersen Ranch property during the summer and fall.
The Board instilled changes to the plans, including removing a restroom facility and parking lot from the planned neighborhood, and adding the option to bond for further plans.
The Board of Supervisors will hear the item for consideration at their Jan. 16 meeting. The Board of Supervisors is authorized to approve the tentative map.
