March is here and that famous groundhog saw his shadow, a recent article on CNBC suggests spring will arrive early this year — at least when it comes to the housing market. In fact, some are speculating that January may very well be the new April.

What’s causing this already-busy buying season to kick off ahead of schedule? Low inventory and rising home prices are spurring house hunters to come out of hibernation months before they previously would have.

The first Monday of March should bring clearing skies and sunshine after a weekend of wild weather. CARSON CITY — The Nevada Housing Division’s Home Is Possible programs have helped 21,970 homebuyers realize the dream of homeownership in Nevada since the program launched in September 2014 through calendar year 2019. This number includes 1,497 veterans and active military personnel served by the HIP for Heroes program and 796 Nevada teachers through the HIP for Teachers program.

The Carson City School District is asking parents to mark their calendars for Monday, March 2, to begin registering children who will be 5-years-old by Sept. 30, 2020, and eligible for Kindergarten for the coming 2020-2021 school year.

Keller Williams, the largest real estate franchise by agent count in the world, announced today that it has expanded its network to the Carson City area with the opening of Keller Williams Group One, Inc. at the Carson Tahoe Quail Plaza in south Carson.

The market is shifting in Carson City, interest rates remain low with another cut on the horizon which is good news for buyers, while inventory is still at historic lows, meaning seller’s have an easier time selling, however, buyers are taking their time and we are starting to see longer days on market for the average listing.

The median sales price for Carson City, NV homes for sale was $350,000 in July 2019 compared to $286,715 during July 2018 and $259,000 in July of 2017. Which is about an 26% increase in 3 years.

When thinking about investments and retirement goals, many people think about owning rental properties. After all, they pay for themselves, right? They can be excellent additions to a savings and investment portfolio, but there are also risks. Here are the things to consider.

First off, the good news
If you are considering purchasing a rental property, just about all of your expenses are tax deductible (unless you rent to family members). Your mortgage loan interest, property taxes, and maintenance expenses are all allowable deductions. Your accountant may find other deductions for you as well, such as a 27-year depreciation rule.

With home prices rising in many areas of the country, many people are worried that we’re headed for a housing crash like the one we suffered in 2008.

But here’s the thing: it’s just not true. While it’s understandable that people would look at the current market, consider it a “housing bubble,” and assume it’s going to pop, the truth of the matter is the market today couldn’t be any more different than they were before the crash of 2008.
