Dayton Advisory Board to discuss new subdivisions, mixed-use plan for 'Sage Vista' development

The Dayton Regional Advisory Board will be discussing a new development plan for the Sage Vista subdivision at their upcoming March 4 meeting.

Sage Vista is a “proposed suburban mixed-use community” located at the eastern edge of Dayton, according to the specific plan package, which will contain a maximum of 1,500 residential units and a variety of commercial, public facility and open space uses.

The nearly 540 acre plan is located on both the north and south sides of Highway 50, east of the Bryce Street/Chaves Road intersection. The plan contains five separate parcels.

102.45 acres, 19 percent of the total area, would be used towards 253 residential units on 12,000 square foot lots. 133 acres, 21 percent, would go towards 342 units on 9,000 square foot lots, and 67.53 units, 12 percent, would be used for 299 residential units on 6,000 square foot lots.

33.41 acres would be dedicated towards multi family units, 34.15 acres for commercial, 174.79 acres for open space, 11.28 acres for parks, and 10.62 acres for schools.

The proposed site is currently a vacant lane adjacent to suburban single-family residential units within the Copper Canyon Estates subdivision to the west. It is also adjacent to BLM land and resource land owned by Southwest Gas.

Sage Vista is proposing to connect to the Lyon County Utilities municipal water and sewer systems to serve its future development; however, the project area is not currently located within the Lyon County utilities service boundary. A proposal for annexation into the system will be submitted in the future, according to the project plan.

The two largest parcels that make up the proposed Sage Vista site are identified as the “Ten Mile Hill” specific plan in the 2010 Lyon County Comprehensive Plan, which states:

The Ten Mile Hill Specific Planning Area encompasses approximately 611 acres of land owned by the Borda Family Trust north and south of US 50 at the extreme eastern boundary of the Dayton Valley Planning Area. The intent of this designation is to promote a well planned mix of complementary and compatible residential, commercial and employment uses while providing open space, protecting the natural environment and wildlife, and establishing a clear demarcation between the Dayton Valley and Stagecoach communities.

The current underlying zoning for the property is Rural Residential Five Acre Minimum for the two larger parcels and commercial for the smaller parcels. The developer is planning on proposing a change to the zoning to match the Sage Vista Specific Plan, according to the planning package, but a zone change is not being requested at this time.

“The future intent of Sage Vista is to create a new suburban community at the east end of Dayton to serve the growing residential, employment and commercial service needs of Lyon County,” the project summary states. “Sage Vista’s proximity to existing suburban centers in the western portion of Dayton and Carson City, and its location close to the newly construction USA Parkway that connects Lyon County to the Tahoe Reno Industrial Center and to Interstate 80 makes Sage Vista ideally situated to accommodate additional suburban development.”

“Sage Vista is located near the Tahoe Reno Industrial Center in Storey County and the future Highlands Industrial Center in Silver Springs, and is approximately 10 miles west of the where USA Parkway intersects with Highway 50,” it continues. “It is situated on an important leg (Highway 50) of what is increasingly becoming a regional loop that ties the entire Northern Nevada Region together, both physically and economically.”

The Dayton Regional Advisory Board will hold its March 4 meeting in the Lyon County Office Complex located at 34 Lakes Boulevard beginning at 7 p.m.
