The Moonlite Bunny Ranch and a collection of related brothels, businesses and real estate in Lyon County are being offered for sale for $33.9 million.

The Bunny Ranch Legacy Portfolio is being marketed as a single transaction that includes four licensed operating businesses, 11 real estate parcels, operating licenses, furniture, equipment, vehicles and other business assets, according to an offering memorandum.

The portfolio includes the Moonlite Bunny Ranch, Sagebrush Ranch and Love Ranch, along with residential property, storage and warehouse facilities, highway frontage and development parcels.

The Moonlite Bunny Ranch became nationally known under longtime owner Dennis Hof, who operated several legal brothels in Nevada and appeared in the HBO series “Cathouse,” which focused on the Bunny Ranch.

Hof also entered politics, running as a Republican for Nevada Assembly District 36 in 2018.

He died Oct. 16, 2018, at age 72 after being found unresponsive at the Love Ranch in Crystal, near Pahrump. His death came the morning after a birthday celebration and campaign event.

Hof’s name remained on the November ballot under Nevada law, and he won the Assembly race nearly three weeks after his death. A replacement was later selected to fill the seat.

The current sale includes more than the brothel businesses and real estate. The offering memorandum says furniture, fixtures, operational equipment, company-owned vehicles, inventory, trade names, websites, digital assets, marketing materials and some intellectual property are part of the transaction.

The sellers also are willing to provide transition and training assistance for up to one year after a sale, with terms to be negotiated.

Detailed financial information is not included in the public offering. Prospective buyers must sign a confidentiality and nondisclosure agreement and complete a background and qualifications review before receiving financial records and other due diligence materials.

The portfolio is being marketed by Bob Fredlund, a senior commercial adviser with Coldwell Banker Select Real Estate.

The properties are being offered together as an enterprise asset sale for $33.9 million.
