Sierra Nevada REALTORS® (SNR) today released its July 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, Storey and Washoe counties (excluding Incline Village).
This report includes the median sales price and number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.
July housing market highlights include:
- Across all six counties, the median sales price for single-family homes is $562,500.
- The median sales price for condominiums and townhomes across all six counties is $342,000.
- Since June 2025, the combined median sales price of existing single-family homes in all counties has decreased by 3.8%
- Since June 2025, the combined median sales price of condominiums and townhomes across all counties has increased by 6.9%.
“The July housing market showed a mix of stabilization and continued demand,” said Sierra Nevada REALTORS® President Leandra Carr. “The median sales price for single-family homes dipped slightly, while condominiums and townhomes saw an increase in price from the previous month. These trends highlight how different segments of the market are moving in their own ways and why working with a knowledgeable REALTOR® is key in navigating these shifts as summer progresses.”

Please note that sales numbers in Carson City, Churchill, Douglas, Storey, and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City
- In July 2025, Carson City had 46 sales of existing single-family homes, a 27.8% increase from the previous month and a 23.3% decrease from last year.
- The median sales price for existing single-family homes was $504,450, a decrease of 15.9% from the previous month and a decrease of 3.3% from the previous year.
- The active inventory in July 2025 was 113, a decrease of 4.2% from last month and a decrease of 5.8% from last year.
Churchill County
- In July 2025, Churchill County had 31 sales of existing single-family homes, a 55% increase from the previous month and a 47.6% increase from last year.
- The median sales price for existing single-family homes was $400,000, no change from the previous month and an increase of 1.3% from last year.
Douglas County
- In July 2025, Douglas County had 70 sales of existing single-family homes, a decrease of 7.9% from the previous month and a decrease of 1.4% from last year.
- The median sales price for an existing single-family residence was $710,588, a decrease of 4% from the previous month and an increase of 5.4% from last year.
Lyon County
(Includes stick-built, single-family dwellings and manufactured homes)
- In July 2025, Lyon County had 94 sales of existing single-family homes and manufactured properties, a decrease of 7.8% from the previous month and a decrease of 10.5% from last year.
- The median sales price for existing single-family homes and manufactured properties was $400,995, a decrease of 1.6% from last month and an increase of 3.4% from the previous year.
Storey County
- In July 2025, Storey County had 3 sales of existing single-family homes, no change from the previous month and a decrease of 40% from last year.
- The median sales price for existing single-family homes was $525,400, a decrease of 25.5% from the previous month and a decrease of 19.2% from last year.
Washoe County
(Excluding Incline Village)
- In July 2025, Washoe County, excluding the area of Incline Village, saw 543 new listings and 419 closed sales.
- The median sales price for existing single-family homes in Washoe County was $590,000, a decrease of 4.3% from the previous month and a decrease of 3.3% from last year.
- The active inventory in July 2025 was 1,214, a decrease of 0.6% from last month and an increase of 39.2% from last year.
