Carson City home prices down 12.8 percent in November, average price $509,975

Sierra Nevada Realtors released its November 2023 report Tuesday on existing home sales in Carson City and nearby counties, showing a 12.8 percent decrease in median price for single-family homes and a significant jump over the year in the median price of capital city townhomes.

The report includes median sales price and the number of home sales in the region. Specifically, Carson City, Douglas, Lyon, Washoe, Storey, and Churchill counties. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of November, SNR saw:

— A decrease in median price for single-family homes in five of the covered counties, with prices increasing only in Churchill County.

— Townhome median prices in Washoe County and the greater Carson City region have increased from the previous month and last year.

— Active inventory, new listings, and closed sales numbers have decreased in all six regions from last month and November of last year.

“Home buyers are finding more opportunities to buy in the current market, given lowering prices across northern Nevada,” said Sara Sharkey, Co-President of Sierra Nevada Realtors. “This, combined with the fact that the median number of days to contract is up a combined 12.9 percent across the counties, makes the market more accessible to buyers during this season.”

“We are seeing more buying power for buyers today, however, it doesn't make it a bad time to sell,” said Christie Fernquest, Co-President of Sierra Nevada Realtors. “Sellers can still find high value in selling in northern Nevada as a whole during the winter months. We recommend connecting with a realtor for navigating the selling and buying market with ease."

Sales numbers in Carson City, Washoe, Storey, Douglas, and Churchill counties are for existing “stick-built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated.

Sales numbers for Lyon County include existing “stick-built, single-family dwellings” only and do not include condominiums, townhomes, however, it does include manufactured homes.

Carson City
In November 2023, Carson City had 42 sales of existing single-family homes, the same as the previous month and a decrease of 14.3 percent from last year.

The median sales price for an existing single-family residence was $509,975, a decrease of 12.8 percent from the previous month and an increase of 8.5 percent from the previous year.

Meanwhile, the existing condominium and townhome median sales price in November 2023 was $405,000 an increase of 29.6 percent from last year.

Lyon County (Includes manufactured and single-family residences)

In November 2023, Lyon County had 87 sales of existing single-family homes and manufactured properties, an increase of 3.6 percent from the previous month and a decrease of 1.1 percent from last year.

The median sales price for existing manufactured and single-family residences was $367,500 an increase of 7.1 percent from last month and a decrease of 10.6 percent from the previous year.

Douglas County

In November 2023, Douglas County had 34 sales of existing single-family homes, a decrease of 34.6 percent from the previous month and a decrease of 41.4 percent from last year.

The median sales price for an existing single-family residence was $612,500, a decrease of 2.4 percent from the previous month and an increase of 5.6 percent from last year.

Storey County
In November 2023, Storey County had 5 sales of existing single-family homes, up 150 percent from the previous month and up 25 percent from last year.

The median sales price for an existing single-family residence was $560,000, a decrease of 8.9 percent from the previous month and an increase of 9.8 percent from last year.

Washoe County (Excluding Incline Village)

In November 2023, Washoe County, excluding the area of Incline Village, saw 268 new listings and 318 closed sales.

The median sales price for an existing single-family residence in Washoe County was $555,413, a decrease of 3.4 percent from the previous month and an increase of 1 percent from last year.

The median sales price of an existing condominium/townhome in Washoe County in November 2023 was $339,900, 8.6 percent up from last year.

Churchill County

In November 2023, Churchill County had 12 sales of existing single-family homes, an increase of 33.3 percent from the previous month and a decrease of 25 percent from last year.

The median sales price for an existing single-family residence was $372,500, up 3.5 percent from the previous month and up 31.4 percent from last year.
