Proposed 'Andersen Ranch Estates' Developer Meet and Greet returns full house Friday
Residents overflowed a small conference room of the Carson City Library Friday afternoon where a public meeting was held to discuss plans for the proposed Andersen Ranch Estate subdivision. The developer, Christy Corporation LTD., hosted the meeting to discuss their lot plans. They also opened the floor to current residents of the neighborhood to voice their questions and concerns.
"Our goal is to build a high-end, single family neighborhood...it obviously changes (the dynamic of) the neighborhood, and we understand that everyone around it is established so we want to make this the best project we can," said Christy Corporation's Project Manager Mike Railey.
Plans for this development include the building of 203 houses over an area of 48.2 acres of the Andersen Ranch property between Ormsby Boulevard and Mountain Street.
Save Open Space Carson City has been against the development of Andersen Ranch since the proposed "Vintage Project," and the organization were the ones to call the meeting on Friday.
"The main concerns of the community as expressed here today are the density (of homes), the small sizes of the lots and the traffic issues," said Maxine Nietz, chairperson of Save Open Space.
Resident Valentina Bell of Richmond Street voiced her concerns of the traffic that will be generated by the middle school, and was concerned she would not being able to get in and out of her driveway during peak hours of school time traffic.
During the meeting, other residents spoke out about not feeling "important to the developers." According to residents, they feel that having this meeting during the holiday season is a way of "getting things done behind their backs while residents are preoccupied with the holidays."
All-in-all, much was discussed at Friday's meeting. Residents were appreciative that Christy Corp. came out to discuss their concerns, and Christy Corp. vowed to take those concerns seriously as they continue with plans of development which are scheduled to break ground Spring of 2021. In order for this time frame to happen, Christy Corp. must find a builder to team with as they seek to get the community’s full stamp of approval.
