Residential construction in Carson City highest since 2003

More residential building has occurred in the Nevada state capital during the last fiscal year than any other in more than a decade, the Carson City Community Development Report for July shows.

The value of permitted residential projects in the Carson City area totaled more than $40 million during the 2016-17 fiscal year, the report said, a number unmatched by any other prior year since 2002-03.

Residential building permit valuations approached nearly $8 million in June 2017 alone, the report said, as the current fiscal cycle came to a close June 30.

Carson City's fiscal year runs from July 1 to June 30, on par with the state fiscal cycle.

Total building permits, including those for commercial projects, also reached their highest values in 15 years, the June Community Development Report cited.

Permitting activity through the Carson City Community Development Department shows well over 100 building permits were issued in 2016-17 for multi-family (MF) units, by far the most activity of any other housing classification over the past fiscal year.

More permits for multi-family projects have been issued in the past year than any other period since 2006, the report showed.

Single Family Detached (SFD) construction also saw a sharp increase in permitting activity over the last 12 months. More than 100 SFD permits were issued in 2016-17, the report said, the most since 2004-05.

With several multi-family and single family housing projects either currently under construction or in the permitting stages, the next fiscal cycle appears robust for new residential construction around the Nevada state capital.

Notable future planned unit developments (PUDs) include Blackstone Ranch, a multi-phase residential development that will occupy much of the current Lompa Ranch property bordering Saliman Road north of East Fifth Street.

The first phase of Blackstone Ranch was approved earlier in March of this year by the Carson City Board of Supervisors. It will feature 189 SFD homes situated on more than 44 acres bordering Carson High School along Robinson Street.

Then there is The Vintage at Kings Canyon, a 78-acre over-55 PUD to be built on former Anderson Ranch property between Mountain Street and Ormsby Boulevard. The development was approved late last year by the Carson City Planning Commission and Board of Supervisors.

The Vintage is currently pending a final map of the development's phases before construction can begin.

Ground was broken this spring on Mills Landing, a 105-unit single family attached (SFA) residential development facing State Street and just off William Street.

Arbor Villas, a 147-unit SFA townhome community along Little Lane, also has ground cleared and appears ready for construction.

More than 30 SFD residential lots have been added to the Silver Oak PUD along Oak Ridge Drive at John Mankins Park. Work has begun on this site, too.

Construction and sales of new homes continue at Schulz Ranch off South Center Drive behind Stewart Indian School as well as at Canyon Vista Estates off Clearview Drive.

A half-dozen or more multi-family unit apartment projects are either currently in the works, or else are awaiting further action from developers or the city.

These include Carson Hills, a 300-unit apartment complex planned for behind Galaxy Theaters off South Curry Street; a 75-unit expansion of Bella Lago Apartments at 1600 Airport Road; and a pair of large apartment developments across from each other on G.S. Richards Way, including the 150-unit Villas bordering Country Club Drive near Silver Oak Golf Club.

Permit valuations for new commercial construction were also higher in 2016-17 than any other fiscal year since 2008-09, the June community development report said, exceeding $20 million over the past 12 months.

Notable commercial projects currently under construction include the Victorian-style mixed use residential-commercial district on Curry Street between Proctor and Telegraph in downtown Carson City, a project of Adams Hub financed by the Hop and Mae Adams Foundation.

Advocates to End Domestic Violence will open a new and much larger Classy Seconds Thrift Store later this year at 3591 U.S. Highway 50 East.

Construction has also begun on the all-new Carson Tahoe Care Assisted Living Facility at 1001 Mountain Street.

Carson City earlier approved a new Towneplace Suites by Marriott hotel to be built at 4040 South Curry Street. The building permit is currently pending, the community development report said.

Finally, Pioneer High School has submitted a special use permit (SUP) to expand its campus between Corbett and East John Street. This proposal will be reviewed by the planning commission on July 26.

On May 15th, 2024, shortly after midnight, deputies with the Lyon County Sheriff’s Office responded to a residence located on the 600 block of Angela Street in Fernley, Nev., reference a caller who reported that he had murdered his mother. On a sunny Saturday morning, 100 volunteer participants fanned out across Lake Tahoe’s South Shore to take water quality samples from 34 streams, creeks, ponds, and lakes to monitor the health of the Truckee River watershed and Lake Tahoe as part of the 24th annual Snapshot Day. They were joined by teams doing the same tests simultaneously in other regions of the watershed.

Just before noon on Tuesday a crash with injuries was reported on the I-580 on ramp from N. Carson Street.

According to dispatch there are two vehicles involved, one of which was towing a trailer.

Injuries have been reported and the number two lane is blocked.

Traffic cameras show vehicles are moving slowly but are able to get through to Washoe Valley.

Motorists must use caution in the area.
