Nevada to phase out home financing rescue program

CARSON CITY — State officials are dimming the lights and preparing to phase out an ambitious but short-lived program initially intended to help people stay in their homes as Nevada's housing market crumbled and home values plummeted during the Great Recession.

Diane Arvizo Joins Nevada Rural Housing Authority

After serving as the Single Family Housing Specialist at USDA Rural Development, Diane Arvizo joins Nevada Rural Housing Authority as Director of Homebuyer Services. In her new role, Arvizo will work on NRHA’s Home at LastTM program, building strong strategic partnerships and providing homebuyers with financial education.

Arvizo brings to the job a diverse background in real estate, financing, loan servicing, and community development, as well as an A-to-Z understanding of the home buying process.

South Lake Tahoe radio stations KRLT, KOWL to be sold to local GM Steve Harness

Cherry Creek Radio has filed with the FCC to sell South Lake Tahoe based KRLT-FM and KOWL-AM to current General Manager, Steve Harness and a group of investors.

"I put together a group of investors and secured financing to make it possible," Harness told South Tahoe Now. "I've put eight years of sweat equity into both stations and I did not want to see that work undone by new owners."

Small Business Development Center at UNR celebrates 30 years as a resource for startups

Small businesses in Nevada were a big deal in 2014. The Nevada Small Business Development Center, a statewide resource for business assistance and headquartered in the University of Nevada, Reno’s College of Business, helped open 136 new small businesses in the state last year.

“It’s easy to forget the impact small businesses can have, especially with the growing focus on many big-named businesses in the state,” Sam Males, director of the Nevada SBDC, said. “These smaller businesses created 470 jobs and $18 million in new financing, clearly making a marked impact.”

Nevada Rural Housing Authority hosts free Home Buyer’s Expo

The Nevada Rural Housing Authority is hosting a free Homebuyer’s Expo on Saturday, April 18, from 1 p.m. to 4 p.m. in the Bonanza Room at the Nugget, 1100 Nugget Ave, Sparks.

The Expo is designed to educate prospective homeowners on the process of purchasing a home and ways to prepare for homeownership down the road. There will be presenters from NRHA, USDA Rural Development, Financial Guidance Center, lenders and more.

USDA Announces Loan Guarantees to Support Local and Regional Food Efforts

The Rural Business-Cooperative Service, a branch of USDA Rural Development, has announced that a portion of the Business and Industry Guaranteed Loan is reserved to support production, processing and distribution of locally and regionally produced foods.

Nevada Rural Housing Authority appoints Melody Harkreader to board

Melody Harkreader has been named to the Nevada Rural Housing Authority Board of Commissioners as its rental housing representative. She was jointly appointed earlier this month by the Nevada Association of Counties and Nevada League of Cities.

“What NRHA offers is wonderful. It has blessed and helped so many families,” Harkreader said. “The Home at Last program is fantastic for first-time homebuyers, by giving families the opportunity to have their own home. And I'm very excited about the work they do with the homeless.”

USDA program Invests $987 million in rural Nevada loans since 2009

More than $161 million was invested in rural Nevada in 2014 by the Department of Agriculture's Rural Development agency to support housing, business and community facilities. Since 2009, the rural agency has provided more than $987 million to strengthen rural Nevada’s families and communities.

Tammy Lancaster Joins Nevada Rural Housing Authority

CARSON CITY — Tammy Lancaster has been appointed to the position of Director of Finance for the Nevada Rural Housing Authority. Prior to joining NRHA, she served as Corporate Controller for Rite of Passage, an operator of residential treatment facilities, qualifying houses and schools for at-risk youth around the country.

Column: What about Section 179 depreciation deductions in 2014?

For 2012 and 2013 if your business purchased equipment, you could claim the entire cost as a deduction in the year of purchase (up to $500,000). Until the law for 2014 is changed, the Section 179 deduction is limited to $25,000.

For 2014 we just don’t know yet. Congress may elect to make the Section 179 depreciation deduction the same as in 2013, but they have not acted on that yet.

UNR hosts scientific gathering to track socio-environmental systems in mountain regions

An ancient forest of mature pine trees, standing upright under 100 feet of water in a small lake in the Lake Tahoe Basin, helps scientists as they study how changing climate can affect mountain environments and the communities in them. The trees, discovered and studied by a University of Nevada, Reno, researcher, are remnants of a 200-year-long medieval drought.

The site is a stop on one of the field trips of a four-day international conference on mountain observatories held at the University of Nevada, Reno July 16-19.

Mountain ecosystems scientists convene at UNR to discuss social ecology issues

The allure of pine forests, majestic granite peaks and rushing rivers has always drawn mankind to mountaintops. The same intrigue drives the work of scientists around the world, many of whom will convene at the University of Nevada, Reno for a multi-day conference on social, biological and environmental systems in mountain regions, especially important as climate and land-use changes affect mountain environments and the communities in them.

Nicole Larrimore Clark Promoted At Nevada Rural Housing Authority

Nicole Larrimore Clark has been promoted to Director of Homebuyer Services for the Nevada Rural Housing Authority. In her new capacity, Clark will manage the agency’s Home At Last™ programs throughout the state of Nevada.

Clark has been with the agency since 2010, most recently in the position of Mortgage & Marketing Specialist, overseeing the agency’s Home At Last activity in the northern half of the state. She earned her BS in business administration from Southern Oregon University.

Laura Lau joins Nevada Rural Housing Authority

Laura Lau has joined the Nevada Rural Housing Authority in the position of Management Assistant. In her new role, she will be responsible for providing administrative support of the Home at Last programs in the Northern Nevada office.

Lau has spent the past five years as a licensed real estate agent in the Carson City and Dayton areas. A 25-year resident of the area, she has also spent more than 16 years working for Carson City and Douglas County reviewing residential plans for new construction and remodeling projects.

Guild Mortgage Company announced Wednesday the opening of a new location in Carson City. The new branch will be a satellite to the Zephyr Cove-based branch at Lake Tahoe.

Deborah Mae (Debbie) Humphrey, branch manager of the Zephyr Cove location, will also manage the new branch. Humphrey has more than 20 years of experience serving Carson Valley and is enthusiastic about expanding Guild's presence.

Paulina Urantowska-Torres promoted at Nevada Rural Housing Authority

Paulina Urantowska-Torres has been promoted to the position of Compliance Specialist for the Nevada Rural Housing Authority’s Home at Last department.

Her primary focus will be processing the Mortgage Credit Certificate files for NRHA and to support the agency’s new partnership with NHD for MCCs in the Reno and Las Vegas areas, according to a news release.

Column: Questions about Social Security

My parents are receiving Social Security payments. Should I be worried that their monthly checks will be cut and that I will have to make up the difference?

No, there are no plans to reduce benefits for current retirees. Even without any changes, current benefits are expected to be fully payable until about 2033.

I’ll be retiring in the next five to ten years. Can I expect my presently scheduled benefits to be paid to me at retirement?

First-time homebuyers grants available through Nevada Rural Housing Authority

The Nevada Rural Housing Authority has 2013 Workforce Initiative Subsidy for Homeownership funds available to help first-time homebuyers with the necessary down payment to get into a home of their own, but they must be in contract by March 31, 2014.

In Carson City, the income limits are slightly higher and in Lyon and Churchill counties, they are slightly lower. Income limits can be found here.
