Sierra Nevada Realtors this week released its February 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.
February housing market highlights include:
- The northern Nevada market had 635 closed sales, a 10.4% increase from January 2025.
- Northern Nevada’s new listings decreased by 4.5% from January 2025, and increased by 9.8% from the previous year.
- Northern Nevada’s active inventory in February was 1,774, including single family residences, condominiums and townhomes, and manufactured housing, a 17.9% increase from last year.
- The median sales price for northern Nevada is $509,000, a 1.8% month-over-month increase and a 4.9% increase from last year.
“The February housing market shows an increase in the sales of existing single-family homes, signaling a strong demand, while the median sales price for these homes has slightly increased month-over-month,” said SNR President Leandra Carr. “It’s important to note that the price trend over the past year remains upward, with the median sales price still higher than it was at this time last year. While there may be some seasonal fluctuations, the long-term market remains resilient. Consulting a realtor is essential for making informed decisions as these trends can rapidly shift.”

Please note that February sales numbers in Carson City, Douglas, and Washoe (excluding Incline Village) are for existing “stick-built, single-family dwellings, condominiums and townhomes” and do not include manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Churchill and Lyon County include existing “stick-built, single-family dwellings and manufactured homes.”

Carson City
- In February 2025, Carson City had 62 sales of existing single-family homes and condos/townhomes, a 26.5% increase from the previous month and a 5.1% increase from last year.
- The median sales price for an existing single-family residence and condos/townhomes was $524,925, a decrease of 4.6% from the previous month and a decrease of 2.8% from the previous year.
- The active inventory in February 2025 was 116, a decrease of 12.8% from last month and a decrease of 23.7% from last year.
Douglas County
- In February 2025, Douglas County had 51 sales of existing single-family homes and condos/townhomes, an increase of 59.4% from the previous month and an increase of 10.9% from last year.
- The median sales price for an existing single-family residence and condos/townhomes was $688,020, a decrease of 6.1% from the previous month and last year.
Washoe County (Excluding Incline Village)
- In February 2025, Washoe County, excluding the area of Incline Village, saw 521 new listings and 401 closed sales.
- The median sales price for an existing single-family residence and condos/townhomes, in Washoe County was $535,000, an increase of 1.9% from the previous month and an increase of 5.6% from last year.
- The active inventory in February 2025 was 1,021, a decrease of 2.9% from last month and an increase of 32.9% from last year.
Churchill County
- In February 2025, Churchill County had 17 sales of existing single-family homes and manufactured properties, an increase of 21.4% from the previous month and an increase of 6.3% from last year.
- The median sales price for existing manufactured and single-family residences was $380,000, an increase of 1.1% from the previous month and an increase of 16.2% from last year.
Lyon County (Includes stick-built, manufactured and single-family residences)
- In February 2025, Lyon County had 72 sales of existing single-family homes and manufactured properties, a decrease of 4% from the previous month and a decrease of 15.3% from last year.
- The median sales price for existing manufactured and single-family residences was $402,500, an increase of 4.5% from last month and an increase of 7.3% from the previous year.
