Sierra Nevada Realtors released its October 2025 report Monday on existing home sales in Carson City along with Churchill, Douglas, Lyon and Washoe counties (excluding Incline Village). SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.
October housing market highlights include:
- Across all five counties, the median sales price for single-family homes is $575,000, with each region seeing a slightly higher median sales price compared to October 2024.
- Since October 2024, the combined median sales price of existing single-family homes in all counties has increased by 3.6%
- The median sales price for condos and townhomes across the five counties is $335,000.

- Sales: 425 closed sales, a 1.4% decrease from last month and 0.2% decrease year-over-year
- Median Sales Price: $595,000, 2.9% up from last month and 1.9% up from last year
- Active Inventory: 1,030, 6.2% down month-over-month and 4% down year-over-year
- Reno-Sparks Submarket
- New Listings: 424
- Closed Sales: 398
- Median Sales Price: $595,000
Townhomes and Condos
- Sales: 72 closed sales, a 17.2% decrease from last month and 1.4% increase year-over-year
- Median Sales Price: $335,000, 9.8% up from last month and 12% up from last year
Carson City
Existing Single-Family Homes
- Sales: 44 closed sales, a 22.8% decrease from last month and 26.7% decrease year-over-year
- Median Sales Price: $603,995, 9.8% up from last month and 15.3% up from last year
- Active Inventory: 104, 3.7% down month-over-month and 17.5% down year-over-year
Townhomes and Condos
- Sales: 13 closed sales, a 62.5% increase from last month and 116.7% increase year-over-year
- Median Sales Price: $295,000, 13.1% down from last month and 22.8% down from last year
Churchill County
Existing Single-Family Homes
- Sales: 21 closed sales, no change from last month and a 30% decrease year-over-year
- Median Sales Price: $379,900, 5.5% up from last month and 0.6% up from last year
Douglas County
Existing Single-Family Homes
- Sales: 77 closed sales, a 30.5% increase from last month and 4.9% decrease from last year
- Median Sales Price: $749,000, 7.2% up from last month and 1.2% up from last year
Lyon County
Existing Single-Family Homes (including manufactured homes)
- Sales: 92 closed sales, a 1.1% increase from last month and 9.5% increase year-over-year
- Median Sales Price: $400,000, 0.2% up from last month and 5.3% up from last year
