Sierra Nevada Realtors released its 2026’s second quarter residential real estate market report Friday covering Carson City, Churchill, Douglas, Lyon, Storey and Washoe counties (excluding Incline Village). The data is drawn from the Northern Nevada Regional MLS and analyzed through Domus Analytics.

This quarterly report provides a broader view of Northern Nevada’s housing market by examining three months of residential sales activity. Looking at quarterly trends offers a more comprehensive analysis of pricing, transaction volume and buyer demand, while highlighting how market conditions vary across the six counties Sierra Nevada Realtors serves.

Overarching themes across the Northern Nevada housing market this past quarter include:

  • Buyers are acting quickly: The median days to contract decreased across nearly every county compared to Q2 2025, signaling that well-priced homes continue to attract motivated buyers despite varying price trends across the region.
  • Market activity remains resilient: Closed sales increased in four of the six counties, suggesting buyers are continuing to act even as affordability challenges persist in some markets.

“While every local market has its own identity, one trend is clear: buyers are still actively pursuing homes that are priced appropriately,” said Garrett Lepire, 2026 president of Sierra Nevada Realtors. “We’re seeing a healthier pace of transactions across much of Northern Nevada, with many homes moving faster than they did a year ago. But inventory remains historically low, continuing to put pressure on home prices. More new construction and more existing homes on the market will likely improve affordability and expand opportunities for buyers.”

Let’s take a deeper look at the region SNR serves in Northern Nevada. Sales data excludes manufactured, modular or newly constructed homes unless otherwise noted. Numbers compare data from Q2 of 2025 to Q2 of 2026. 

WASHOE COUNTY 

  • Median Sales Price: $597K → $625K 
  • Median $/SqFt: $323 → $334 
  • Closed Sales: 1,283 → 1,410 
  • Median Days to Contract: 19 → 12
  • Listing Price Received: 98.7% → 99.2% 

Washoe County continued to lead the region in both sales volume and market momentum. Higher prices, more closed sales, and the shortest time to contract among all counties indicate continued buyer demand, with competitively priced homes moving quickly despite elevated home values.

CARSON CITY 

  • Median Sales Price: $550K → $550K 
  • Median $/SqFt: $318 → $320 
  • Closed Sales: 128 → 149
  • Median Days to Contract: 20 → 15
  • Listing Price Received 98.8% → 99% 

Carson City’s market remained remarkably stable on pricing while experiencing stronger buyer activity. More homes sold in less time, suggesting steady demand and a balanced market where buyers remain active without driving prices significantly higher.

CHURCHILL COUNTY 

  • Median Sales Price: $408K → $375K 
  • Median $/SqFt: $243 → $266 
  • Closed Sales: 69 → 65 
  • Median Days to Contract: 21 → 14
  • Listing Price Received 98.7% → 99.5% 

While the median sales price declined year over year, homes sold much more quickly and sellers received a higher percentage of their asking price. Buyers are responding quickly to competitively priced homes, while shifts in the types of homes sold may also be influencing the lower median price.

DOUGLAS COUNTY 

  • Median Sales Price: $725K → $700K 
  • Median $/SqFt: $361 → $377 
  • Closed Sales: 204 → 250 
  • Median Days to Contract: 17 → 18 
  • Listing Price Received: 98.6% → 98.4%

Douglas County saw one of the largest increases in sales activity, with 46 additional homes closing compared to last year. Although the median sales price softened slightly, price per square foot increased, indicating continued demand across the market while buyers found opportunities at a broader range of price points.

LYON COUNTY 

  • Median Sales Price $405K → $423K 
  • Median $/SqFt: $246 → $259 
  • Closed Sales: 297 → 313
  • Median Days to Contract: 27 → 15 
  • Listing Price Received: 98.3% → 99.1% 

Lyon County experienced one of the strongest quarters in the region. Homes sold nearly twice as fast as they did a year ago, while both prices and closed sales increased. The combination points to sustained buyer demand and a competitive market for well-priced listings.

STOREY COUNTY 

  • Median Sales Price: $550K → $579K 
  • Median $/SqFt: $332 → $286 
  • Closed Sales: 13 → 14 
  • Median Days to Contract: 23 → 37
  • Listing Price Received: 94.7% → 97.3% 

With only 13 and 14 sales in the respective quarters, Storey County’s market remains highly sensitive to the characteristics of each individual transaction. While median price increased and sellers received closer to their asking price, the small sample size means year-over-year comparisons should be interpreted cautiously.

Across Northern Nevada, Q2 of this year reflected a market that continues to normalize while maintaining healthy buyer demand. Although price trends varied by county, most markets experienced faster sales and stable or increased transaction activity, reinforcing that well-priced homes continue to attract buyers. Local conditions remain distinct, making market-specific expertise more valuable than ever for both buyers and sellers.
