Sierra Nevada Realtors released this week its June 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, Storey and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.

June housing market highlights include:

  • Across all six counties, the median sales price for single-family homes is $585,000.
  • The median sales price for condominiums and townhomes across all six counties is $320,000.
  • Since May 2025, the combined median sales price of existing single-family homes in all counties has increased by 3.5%
  • Since May 2025, the combined median sales price of condominiums and townhomes across all counties has decreased by 9.9%.

“The June housing market showed a blend of steady growth and seasonal shifts,” said SNR President Leandra Carr. “The median sales price for single-family homes rose, indicating continued resilience in demand across all six counties. In contrast, the median price for condominiums and townhomes continued to decrease from the previous month. These trends emphasize the importance of working with a realtor who understands the nuances of a dynamic market as we move deeper into the summer season.”

Please note that sales numbers in Carson City, Churchill, Douglas, Storey, and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

  • In June 2025, Carson City had 36 sales of existing single-family homes, an 18.2% decrease from the previous month and a 16.3% decrease from last year.
  • The median sales price for existing single-family homes was $599,950, an increase of 2.6% from the previous month and an increase of 9.1% from the previous year.
  • The active inventory in June 2025 was 109, an increase of 3.8% from last month and a decrease of 12.1% from last year.

Churchill County

  • In June 2025, Churchill County had 20 sales of existing single-family homes, a 16.7% decrease from the previous month and a 4.8% decrease from last year. 
  • The median sales price for existing single-family homes was $399,890, a decrease of 2.5% from the previous month and a decrease of 4.8% from last year.

Douglas County

  • In June 2025, Douglas County had 75 sales of existing single-family homes, an increase of 50% from the previous month and an increase of 36.4% from last year. 
  • The median sales price for an existing single-family residence was $735,000, an increase of 2.9% from the previous month and an increase of 9.8% from last year.

Lyon County (Includes stick-built, single-family dwellings and manufactured homes)

  • In June 2025, Lyon County had 99 sales of existing single-family homes and manufactured properties, a decrease of 8.3% from the previous month and an increase of 1% from last year. 
  • The median sales price for existing single-family homes and manufactured properties was $407,450, an increase of 0.1% from last month and an increase of 4.4% from the previous year.

Storey County

  • In June 2025, Storey County had 3 sales of existing single-family homes, a decrease of 25% from the previous month and from last year. 
  • The median sales price for existing single-family homes was $705,000, an increase of 13.3% from the previous month and an increase of 56.7% from last year.

Washoe County (Excluding Incline Village)

  • In June 2025, Washoe County, excluding the area of Incline Village, saw 607 new listings and 453 closed sales.
  • The median sales price for existing single-family homes in Washoe County was $616,400, an increase of 3.8% from the previous month and an increase of 2.7% from last year.
  • The active inventory in June 2025 was 1,163, an increase of 7.7% from last month and an increase of 45.9% from last year.
