The Sierra Flats affordable housing project first started taking applications back in June 2024 for its senior and family units, and welcomed its first tenants in the Sierra Flats Senior portion of the development over the winter.
Now, Phase 2 family units are opening their doors to new tenants.
Units are deemed affordable because they are broken down by AMI — Area Median Income, which is the midpoint of the area’s income (i.e. half of households earn more than the AMI and half earn less).
The current AMI for Carson City is $92,700*.
*Editor’s note: The current AMI listed is based on federal Housing and Urban Development calculations, which is used to set income limits, and may not completely represent the current income ranges in Carson City. However, these 5-year predictions are what the government uses to base their income ranges available for subsidization on.
A set number of units within the development are rented based on AMI percentages, which caps the amount of money a household can make to receive discounted rent.
Units in the Phase 1 portion of the development range from 30%, 40% , and 50% AMI.
While Phase 1 units have already been filled, and there is a waitlist for prospective tenants, there are now immediate openings for those under 60% AMI.
Here’s a breakdown for the 60% unit income limits from Sierra Flats, current as of July 2025:
- One person household: $39,300
- Two person: $44,880
- Three person: $50,520
- Four person: $56,100
- Five person: $60,600
- Six person: $65,100
- Seven person: $69,600.
Section-8 vouchers are welcome.
There are openings for one, two and three bedroom units, all of which are brand new. There are currently 45 total units available.
Prices (utilities are included):
- One bedroom: $1,052
- Two bedroom: $1,263
- Three bedroom: $1,458
All appliances are provided in each unit including a washer and dryer. The community non smoking, and the buildings are secured with fob access only.
