RENO – When Heather and her family were renting in Las Vegas, buying a home never felt like the right time. She took a homebuyer class, left with more questions than answers, and decided to reach out anyway. Nearly a year later, that early conversation made all the difference.

Heather is one of six Nevada homebuyers featured in a new collection of stories from Greater Nevada Mortgage, highlighting how planning ahead and getting clear guidance can open doors, even when down payment assistance programs are limited or temporarily unavailable.

Some programs, like the Middle Income Down Payment Assistance grant, open for a short time and then close. MDPA is currently closed. According to Greater Nevada Mortgage, successful homebuyers rarely rely on perfect timing. They prepare by learning their options early.

Heather kept in touch, asked questions, and built a plan. When the MDPA grant opened during its limited window, she was ready. Today, she and her family own a home they can truly call their own and are building equity instead of paying rent.

Her story is not unique.

In Sparks, Valerie and her husband reached out about a grant just a little too late. Instead of giving up, they worked with a mortgage consultant to understand what they would need the next time. When the opportunity returned, everything was ready. They were in contract before the grant even officially rolled out.

In Carson City, Jane credits clear guidance and down payment assistance with making it possible to buy an affordable home during a time of rising inflation and economic uncertainty. In Elko, Clayton wanted a home that could grow with his family and found peace of mind through clear communication and a smooth process. In Reno, first-time buyer Ethan focused on turning his monthly payment into long-term equity. In Spring Creek, Alex valued quick answers and straightforward help while planning for the future.

“These stories show what happens when people stop guessing and start asking questions,” said Jeff Newbury, Executive Vice President at Greater Nevada Mortgage. “You do not have to be ready to buy. You just have to be ready to learn.”

Greater Nevada Mortgage says the goal of sharing these stories is not to promote one specific grant or program, but to help Nevadans understand that planning is always available, even when certain programs are not.

“Buying a home can feel overwhelming,” Newbury said. “Our role is to make it easier to understand, more approachable, and more attainable for people across Nevada.”
