On Wednesday, Sierra Nevada Realtors released its March 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.

March housing market highlights include:

  • Across all five counties, the median sales price for single-family homes, condominiums and townhomes is $525,000.
  • Since February 2025, the combined median sales price of existing single-family homes, condominiums and townhomes in all counties has increased by 0.8%.
  • Since February 2025, the combined sales of existing single-family homes, condominiums and townhomes across all counties have increased by 15.3%.

“March’s housing market showed clear signs of growth,” said SNR President Leandra Carr. “While the median sales price for homes continues to slightly increase month-over-month, overall home sales also increased, signaling increased buyer activity and market confidence. As we head into spring, we are seeing a strong demand and a healthy, active market. Please note that sales numbers in Carson City, Churchill, Douglas, and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, condominiums and townhomes, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

  • In March 2025, Carson City had 61 sales of existing single-family homes, condominiums and townhomes, a 1.6% decrease from the previous month and a 3.2% decrease from last year.
  • The median sales price for existing single-family homes, condominiums and townhomes was $517,000, a decrease of 1.5% from the previous month and an increase of 4.4% from the previous year.
  • The active inventory in March 2025 was 107, a decrease of 13% from last month and a decrease of 25.2% from last year.

Churchill County

  • In March 2025, Churchill County had 22 sales of existing single-family homes, condominiums and townhomes, an increase of 29.4% from the previous month and a decrease of 12% from last year. 
  • The median sales price for existing single-family homes, condominiums and townhomes was $400,000, an increase of 5.3% from the previous month and an increase of 9.6% from last year.

Douglas County

  • In March 2025, Douglas County had 50 sales of existing single-family homes, condominiums and townhomes, a decrease of 2% from the previous month and a decrease of 7.4% from last year. 
  • The median sales price for an existing single-family residence was $730,000, an increase of 6.1% from the previous month and a decrease of 5.7% from last year.

Lyon County (Includes condominiums, townhomes, stick-built, single-family dwellings and manufactured homes)

  • In March 2025, Lyon County had 111 sales of existing single-family homes, condominiums, townhomes and manufactured properties, an increase of 54.2% from the previous month and a decrease of 0.9% from last year. 
  • The median sales price for existing condominiums, townhomes, manufactured and single-family residences was $409,000, an increase of 1.6% from last month and an increase of 4.3% from the previous year.

Washoe County (Excluding Incline Village)

  • In March 2025, Washoe County, excluding the area of Incline Village, saw 668 new listings and 465 closed sales.
  • The median sales price for existing single-family homes, condominiums and townhomes in Washoe County was $544,900, an increase of 1.9% from the previous month and an increase of 1.7% from last year.
  • The active inventory in March 2025 was 1,077, an increase of 1.6% from last month and an increase of 36.3% from last year.
