Sierra Nevada Realtors on Monday released its November 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon and Washoe counties (excluding Incline Village). SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.
November housing market highlights include:
- Across all five counties, the median sales price for single-family homes is $575,000.
- The median sales price for condos and townhomes across the five counties is $320,000.
- Since November 2024, the combined median sales price of existing single-family homes, condominiums and townhomes in all counties has increased by 5%
- Since November 2024, the combined sales of existing single-family homes, condominiums and townhomes across all counties have decreased by 4.3%.
“November’s numbers reinforce the steady momentum we’ve maintained throughout 2025,” said Sierra Nevada Realtors President Leandra Carr Hanshaw. “Despite market fluctuations this year, Northern Nevada’s housing market remains robust. Washoe County (Excluding Incline Village):
Existing Single-Family Homes
- Sales: 324 closed sales, a 25.2% decrease from last month and 5.3% decrease year-over-year
- Median Sales Price: $600,000, 0.8% up from last month and 5.3% down from last year
- Active Inventory: 895, 16.6% down month-over-month and 11.4% down year-over-year
- Reno-Sparks Submarket
- New Listings: 299
- Closed Sales: 299
- Median Sales Price: $590,000
Townhomes and Condos
- Sales: 73 closed sales, a 3.9% decrease from last month and 15.9% increase year-over-year
- Median Sales Price: $305,000, 9.6% down from last month and 1.6% down from last year
Carson City:
Existing Single-Family Homes
- Sales: 48 closed sales, a 6.7% increase from last month and 14.8% decrease year-over-year
- Median Sales Price: $527,450, 6.7% up from last month and 14.3% down from last year
- Active Inventory: 88, 18.5% down month-over-month and 20% down year-over-year
Townhomes and Condos
- Sales: 7 closed sales, a 50% decrease from last month and 12.5% decrease year-over-year
- Median Sales Price: $265,000, 9.4% down from last month and 18% down from last year
Churchill County:
Existing Single-Family Homes
- Sales: 19 closed sales, a 9.5% decrease from last month and 46% increase year-over-year
- Median Sales Price: $385,000, 1.3% up from last month and 4.9% up from last year
Douglas County:
Existing Single-Family Homes
- Sales: 65 closed sales, a 16.7% decrease from last month and 22.6% increase year-over-year
- Median Sales Price: $744,988, no change last month and 7.5% up from last year
Lyon County:
Existing Single-Family Homes (including manufactured homes)
- Sales: 57 closed sales, a 24% decrease from last month and 20.8% decrease from last year
- Median Sales Price: $436,000, 6.6% up from last month and 3.9% up from last year
