Sierra Nevada Realtors released Monday its April 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, and Washoe counties, excluding Incline Village.

The report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.

April housing market highlights include:

  • Across all five counties, the median sales price for single-family homes is $560,000.
  • The median sales price for condominiums and townhomes across all five counties is $390,000.
  • Since March 2025, the combined median sales price of existing single-family homes in all counties has increased by 2.6%
  • Since March 2025, the combined median sales price of condominiums and townhomes across all counties has increased by 4%.

“April’s housing market remained steady compared to last month,” said SNR President Leandra Carr. “The market showed encouraging momentum, with a slight increase in home prices across all five counties. This stability in pricing, combined with growing buyer activity, suggests the market is gaining confidence without overheating, a sign that both buyers and sellers are finding common ground. Please note that sales numbers in Carson City, Churchill, Douglas, and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

  • In April 2025, Carson City had 58 sales of existing single-family homes, a 7.4% increase from the previous month and a 6.5% decrease from last year.
  • The median sales price for existing single-family homes was $520,000, a decrease of 3.3% from the previous month and a decrease of 1.4% from the previous year.
  • The active inventory in April 2025 was 93, an increase of 14.8% from last month and a decrease of 25% from last year.

Churchill County

  • In April 2025, Churchill County had 24 sales of existing single-family homes, an increase of 9.1% from the previous month and an increase of 4.3% from last year. 
  • The median sales price for existing single-family homes was $402,450, an increase of 0.6% from the previous month and an increase of 4.5% from last year.

Douglas County

  • In April 2025, Douglas County had 66 sales of existing single-family homes, an increase of 57.1% from the previous month and an increase of 15.8% from last year. 
  • The median sales price for an existing single-family residence was $716,500, a decrease of 1.8% from the previous month and a decrease of 9.3% from last year.

Lyon County (Includes stick-built, single-family dwellings and manufactured homes)

  • In April 2025, Lyon County had 91 sales of existing single-family homes and manufactured properties, a decrease of 18.8% from the previous month and a decrease of 1.1% from last year. 
  • The median sales price for existing single-family homes and manufactured properties was $396,990, a decrease of 3% from last month and an increase of 4.3% from the previous year.

Washoe County (Excluding Incline Village)

  • In April 2025, Washoe County, excluding the area of Incline Village, saw 567 new listings and 380 closed sales.
  • The median sales price for existing single-family homes in Washoe County was $585,000, an increase of 2.6% from the previous month and an increase of 3.5% from last year.
  • The active inventory in April 2025 was 876, an increase of 6.6% from last month and an increase of 39.5% from last year.
