Sierra Nevada Realtors released Tuesday its January 2025 report on existing home sales in Carson City along with Douglas, Lyon, Churchill and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.
January housing market highlights include:
- The combined median sales price for single-family homes, condominiums and townhomes is $504,000 across all five counties.
- Since December 2024, the combined median sales price of existing single-family homes, condominiums and townhomes in all counties has increased by 0.9%
- Since December 2024, the combined sales of existing single-family homes, condominiums and townhomes across all counties have decreased by 19.9%.
“Since December, we’ve seen typical seasonal trends, with both the number of sales and the median sales prices decreasing in nearly half of the counties, which is a common shift during the winter months,” said SNR President Leandra Carr. “However, compared to January of last year, the median sales price has increased across all counties. This slight rise in prices suggests that the market is shifting toward a more balanced state. In a competitive market with fluctuating trends, it’s essential to consult a realtor as the market adjusts to current economic conditions and changes.”

Please note that sales numbers in Carson City, Churchill, Douglas, and Washoe (excluding Incline Village) are for existing “stick-built, single-family dwellings, condominiums and townhomes” and do not include manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Lyon County include existing “condominiums, townhomes, stick-built, single-family dwellings and manufactured homes.”

Carson City
- In January 2025, Carson City had 49 sales of existing single-family homes, condominiums and townhomes, a 33.8% decrease from the previous month and a 25.6% increase from last year.
- The median sales price for existing single-family homes, condominiums and townhomes was $550,000, a decrease of 0.7% from the previous month and an increase of 10.0% from the previous year.
- The active inventory in January 2025 was 127, a decrease of 2.3% from last month and a decrease of 17.0% from last year.
Churchill County
- In January 2025, Churchill County had 14 sales of existing single-family homes, condominiums and townhomes, an increase of 7.7% from the previous month and a decrease of 30.0% from last year.
- The median sales price for existing single-family homes, condominiums and townhomes was $376,000, a decrease of 6.0% from the previous month and an increase of 1.4% from last year.
Douglas County
- In January 2025, Douglas County had 29 sales of existing single-family homes, condominiums and townhomes, a decrease of 27.5% from the previous month and a decrease of 39.6% from last year.
- The median sales price for an existing single-family residence was $715,000, an increase of 9.2% from the previous month and a decrease of 10.7% from last year.
Lyon County (Includes condominiums, townhomes, stick-built, single-family dwellings and manufactured homes)
- In January 2025, Lyon County had 73 sales of existing single-family homes, condominiums, townhomes and manufactured properties, a decrease of 21.5% from the previous month and a decrease of 2.7% from last year.
- The median sales price for existing condominiums, townhomes, manufactured and single-family residences was $375,000, a decrease of 2.6% from last month and no change from the previous year.
Washoe County (Excluding Incline Village)
- In January 2025, Washoe County, excluding the area of Incline Village, saw 516 new listings and 364 closed sales.
- The median sales price for existing single-family homes, condominiums and townhomes in Washoe County was $525,000, a decrease of 3.7% from the previous month and an increase of 2.9% from last year.
- The active inventory in January 2025 was 991, a decrease of 9.6% from last month and an increase of 24.2% from last year.
