Sierra Nevada Realtors released its December 2025 report Monday on existing home sales in Carson City, along with Churchill, Douglas, Lyon and Washoe counties (excluding Incline Village). SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.
December housing market highlights include:
- Across all five counties, the median sales price for single-family homes is $555,995.
- The median sales price for condos and townhomes across the five counties is $380,750.
- Since December 2024, the combined median sales price of existing single-family homes, condominiums and townhomes in all counties has increased by 2.5%
- Since December 2024, the combined sales of existing single-family homes, condominiums and townhomes across all counties have increased by 13.3%.
“As we close out 2025, December’s numbers point to a consistent market activity across Northern Nevada,” said Sierra Nevada Realtors 2026 President Garrett Lepire. “We saw sales increase year-over-year across the region, while home prices generally held steady or shifted slightly in several counties. While each county tells a different story, the overall data reflects a balanced and active market that continues to offer opportunities for both buyers and sellers.”

Washoe County (Excluding Incline Village)
Existing Single-Family Homes
- Sales: 402 closed sales, a 23.3% increase from last month and a 15.5% increase year-over-year
- Median Sales Price: $587,778, 2% down from last month and 3.3% down from last year
- Active Inventory: 734, 20.5% down month-over-month and 12.2% down year-over-year
- Reno-Sparks Submarket
- New Listings: 226
- Closed Sales: 377
- Median Sales Price: $587,055
Townhomes and Condos
- Sales: 79 closed sales, an 8.2% increase from last month and a 4.8% decrease year-over-year
- Median Sales Price: $345,500, 8.2% up from last month and 4.8% down from last year
Carson City
Existing Single-Family Homes
- Sales: 36 closed sales, a 25% decrease from last month and 41% decrease year-over-year
- Median Sales Price: $480,750, 8.9% down from last month and 11.8% down from last year
- Active Inventory: 75, 16.7% down month-over-month and 5.1% down year-over-year
Townhomes and Condos
- Sales: 5 closed sales, a 28.6% decrease from last month and a 25% increase year-over-year
- Median Sales Price: $256,000, 3.4% down from last month and 34.4% down from last year
Churchill County
Existing Single-Family Homes
- Sales: 27 closed sales, a 42.1% increase from last month and 107.7% increase year-over-year
- Median Sales Price: $367,900, 4.4% down from last month and 8% down from last year
Douglas County
Existing Single-Family Homes
- Sales: 75 closed sales, a 15.4% increase from last month and 78.6% increase year-over-year
- Median Sales Price: $744,000, 0.1% down from last month and 10.6% up from last year
Lyon County
Existing Single-Family Homes (including manufactured homes)
- Sales: 80 closed sales, a 37.9% increase from last month and 12.7% increase from last year
- Median Sales Price: $424,140, 2.6% down from last month and 7.4% up from last year
