Sierra Nevada Realtors released its December 2024 report on existing home sales in Carson City along with Churchill, Douglas, Lyon and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

December housing market highlights include:

  • Since November 2024, the sales of existing single-family homes have decreased by 11.5% in Churchill, Douglas and Lyon County.
  • Since November 2024, the median sales price of existing single-family homes has increased by 2.6% in Carson, Churchill and Washoe County.
  • Since last year, the median sales price of existing single-family homes has increased by 8.3% in Carson, Churchill and Washoe County.
  • The median sales price for a single-family residence is $549,000 across all five regions.

“The December housing market shows mixed trends,” said SNR President Robert Bartshe, “While sales of existing single-family homes have decreased in the majority of counties since November, the median sales price has continued to rise, highlighting ongoing demand despite the slight slowdown in transactions. In today’s market, where trends can shift rapidly and the process can be complex, consulting a realtor is essential for making informed decisions.”

Let’s take a deeper look at the counties Sierra Nevada Realtors serves in Northern Nevada. Please note that sales numbers in Carson City, Churchill, Douglas, and Washoe (excluding Incline Village) are for existing “stick-built, single-family dwellings” and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Lyon County include existing “stick-built, single-family dwellings and manufactured homes” and do not include condominiums or townhomes.

Carson City

  • In December 2024, Carson City had 70 sales of existing single-family homes, a 6.1% increase from the previous month and a 66.7% increase from last year.
  • The median sales price for an existing single-family residence was $567,445, an increase of 4.7% from the previous month and an increase of 11.8% from the previous year.
  • The active inventory in December 2024 was 94, a decrease of 30.9% from last month and a decrease of 23% from last year.

Churchill County

  • In December 2024, Churchill County had 12 sales of existing single-family homes, a decrease of 7.7% from the previous month and a decrease of 33.3% from last year. 
  • The median sales price for an existing single-family residence was $394,950, an increase of 7.6% from the previous month and an increase of 8.3% from last year.

Douglas County

  • In December 2024, Douglas County had 31 sales of existing single-family homes, a decrease of 26.2% from the previous month and a decrease of 13.9% from last year. 
  • The median sales price for an existing single-family residence was $660,000, a decrease of 9.5% from the previous month and a decrease of 9.8% from last year.

Lyon County (Includes stick-built, manufactured and single-family residences)

  • In December 2024, Lyon County had 92 sales of existing single-family homes and manufactured properties, a decrease of 4.2% from the previous month and an increase of 19.5% from last year. 
  • The median sales price for existing manufactured and single-family residences was $385,000, a decrease of 0.6% from last month and a decrease of 3% from the previous year.

Washoe County (Excluding Incline Village)

  • In December 2024, Washoe County, excluding the area of Incline Village, saw 229 new listings and 349 closed sales.
  • The median sales price for an existing single-family residence in Washoe County was $600,000, an increase of 2.8% from the previous month and an increase of 6.2% from last year.
  • The active inventory in December 2024 was 787, a decrease of 20.9% from last month and an increase of 22.4% from last year.
